NOTICE OF REQUEST FOR BIDS

Subject: The Yards, Building 74 -- Repairs and Rehab Work
Forest City Washington is seeking bids from General Contractors that are Washington, DC registered Local Small Disadvantaged Business Enterprises (LSDBEs) to complete the scope of work required to bring Building 74 at The Yards up to leasable condition.
The Yards project is a mixed-use project on 44 acres in Southeast Washington, DC. The master plan for the site calls for multiple buildings delivering over the course of several years to come.
Building 74 is an existing, historically protected structure on the site that has most recently been adapted to office space. The building is two stories and approximately 60,000 square feet.
The scope of work will include:
- Ceiling grid and/or ceiling tile replacement in various locations.
- Wall painting at various locations.
- Clean interior of building – walls, flooring, carpeting, windows, bathrooms, stairwells, corridors and offices as necessary.
- Floor coverings are generally acceptable but require cleaning and possible minor repairs. Some areas of carpet might need to be replaced – and must confirm to code re flame spread rating.
- Repair a leak at the second floor, south stair that appears to be coming from the attic space – it is either a roof leak or leaking air conditioning equipment in the attic space.
- Air conditioning – both a central system and supplemental office window units should be tested and repaired as necessary.
Possible additional scope items:
- Electrical wiring upgrades may be necessary. Currently Forest City is in the process of assessing electrical systems and wiring.
Submittal:
Qualifying LSDBE General Contractors should submit 1) a firm profile, 2) list of relevant jobs with description of scope completed, 3) LSDBE registration cert., 4) proof of insurance and 5) contact information. Please submit your responses no later than August 10th to the address below:
